Industrial outdoor storage: review use, access and yard
An IOS acquisition starts with the outdoor operation being proposed, not the gross acreage in a listing. Establish the activity, its permission chain, legal access and the evidence for the working yard as separate questions. Loudoun directs property-specific entitlement research beyond its interactive ordinance map. Prince William points researchers to the ordinance, proffers, overlays and case records. Request the decision and referenced documents for the operation being considered.
Loudoun’s parcel schema separates GIS acreage from legal acreage and retains parcel identifiers through some boundary changes. Preserve the field name and date; resolve a disagreement against the dated survey or plat rather than silently selecting one value.
Virginia DEQ documents layers and filters that affect results, including empty or incorrect returns from mistyped values. Its incident summaries are distinct from underlying files. Retain the search settings and ask the environmental reviewer what to examine next.

The study gives a concrete way to group nearby candidates. For an acquisition review, turn that group into separate questions about operating boundaries, shared access and control. The working kit captures those questions for one site without treating the cluster as an assembled property.
A useful clustering method, with a bounded conclusion
The five cluster-size buckets sum to 2,010 candidates. Of those, 1,848 are in multi-parcel clusters: 91.94%, rounding to the reported 92%. The method chains candidates within a quarter mile. That proximity does not establish shared access, common control, usable yard or an achievable assemblage.

The December 8 action report records the Board’s December 6, 2022 approval of Woodland Plaza Tall Oaks, Lot 1, subject to conditions and proffers dated October 26. The recorded action establishes the historical decision; it does not establish current operations or fulfillment of those conditions.

Does an area label tell me how much yard I can use?
No. The historical packet’s Sheet 4 labels 19,888 square feet, while Condition 3’s percentage wording needs reconciliation with the plan and staff summary. Keep that interpretation open. The label is not a current usable-yard measurement. See packet PDF pages 4, 6 and 18.

No. The packet includes a runoff-treatment requirement and a drawing with road openings. The next step is to request current plans, applicable access documents and acceptance evidence.
