One deal runs through all 15 files
Every worked example uses the same synthetic deal: Northgate Apartments, a 96-unit garden-style value-add property in Charlotte, NC. A figure you see in the OM extraction is the same figure in the Pro-Forma Model and the same figure in the LP update.
That consistency is the point. You can trace a number end to end and see exactly how the files connect. The deal is invented, so there is no real client data anywhere in the pack.

Define what you buy and keep every deal visible.
Set your acquisition criteria once: target markets, asset classes, vintage range, return hurdles, deal-breakers. The Deal Screener reads the same field names, so your criteria carry straight over.
One row per deal from first contact to close. Stage, next action, and the date that action is due. Keeps ten deals visible at once.
Screen
Decide in 60 seconds whether a deal is worth your time.
Paste a broker email or listing and your buy-box. Claude computes the five numbers that matter, runs them against your criteria, lists the obvious red flags, and tells you one thing: skip, request the package, or worth underwriting.
The deal-killers experienced operators catch on a first read, organized into income, expense, market, and financing flags. Walk it before you spend money on third-party reports.
Underwrite
Turn an OM into a defensible five-year model.
Give Claude the OM. It pulls every financial figure into a structured Deal Sheet, sections A through J, and quarantines the broker pro-forma separately. The output drops into the Pro-Forma Model's Inputs tab.
The core underwriting model. Returns a full five-year pro-forma, a sized loan tested against LTV, LTC, DSCR, and debt yield, levered IRR, equity multiple, cash-on-cash by year, and a two-way exit sensitivity grid. All formulas, no manual math.
Paste your T-12 and rent roll. Claude normalizes both, computes the diagnostic metrics, and flags every anomaly: non-recurring income, below-market management fees, taxes that have not been reassessed.
Market-standard ranges for vacancy, credit loss, expense ratios, reserves, and exit cap rates, organized by market tier and asset class. A starting point when you do not have local data. Override any line with confirmed actuals.
Diligence
Track every workstream once you are under contract.
93 items across eight workstreams: financial, physical, legal and title, lease audit, third-party reports, insurance, operations, and closing. A progress summary updates automatically as you work through it.
Paste your rent roll and lease abstracts. Claude builds a cross-check grid, compares every field, and flags every discrepancy. The output is a prioritized list of open items for your attorney.
Finance and Capital
Size the loan and tell the deal to an LP.
Enter NOI, price, total cost, and the four lender constraints. The calculator tells you which constraint is binding and what loan you actually get, with a rate sensitivity table.
Paste the key outputs from your Pro-Forma Model. Claude drafts a structured one-page LP summary: the opportunity, the business plan, projected returns, key risks, and the equity ask. Run it by your counsel before sending.
Manage and Report
Report to investors and watch the portfolio.
A quarterly investor update with every section pre-structured: occupancy and NOI versus pro-forma, capital projects, cash management, risks, and the distributions table. Replace the bracketed placeholders with your figures.
One row per owned asset: purchase price, capex, current value, NOI, loan balance, LTV, cash-on-cash, equity, and unrealized gain. A live read of how the portfolio is tracking against your original underwriting.
