Use Claude for Excel to explain a calculation, identify its input cells and propose a controlled change. Then verify the resulting numbers independently. The model below is fictional and demonstrates a review method, not measured performance of the add-in.
Anthropic’s Excel documentation describes cell citations, formula tracing and model editing. It excludes data tables and macro/VBA operations and calls for verification of audit-critical calculations. Use a trusted workbook copy and review edits. Availability and supported versions should be checked in that documentation before setup.
Worked example: trace NOI, debt service and DSCR
Create a simple Inputs sheet with the following cells. The formulas are transparent so an analyst can check every result without trusting a generated explanation.

This intentionally simple model excludes amortization, capital expenditure and transaction costs. Do not copy its assumptions into a real acquisition. Its purpose is to test whether a proposed explanation traces the actual formula.
Ask for an explanation before asking for an edit
Prompt: “Explain B14 by tracing its precedents. Name the input cells and show the intermediate calculations. Do not change the workbook. Flag hardcoded outputs, missing units or inconsistent annual and monthly periods.”
Check that the explanation reaches B2 through B8, not just B12 and B13. A description of DSCR is not a trace of this workbook. Ask for the cell reference and formula text whenever the assistant makes a claim about the model.
Change one assumption and reconcile the outputs
Change B4 from 6% to 9%. Gross potential rent stays $720,000. Effective gross income becomes $679,200, NOI $389,200 and cash flow $129,200. DSCR becomes 1.4969x, or 1.50x rounded. Debt service remains $260,000.
The independent check is $720,000 × (9% - 6%) = $21,600 less NOI and cash flow. If debt service changes, or the NOI movement differs from $21,600, stop and inspect references, overrides and recalculation before accepting the result.

A repeatable analyst review routine
Save a named baseline. State the permitted input cells and expected output changes. Review the proposed edit, recalculate the workbook and compare changed cells with the baseline. Test one unchanged output as well as the headline changed output. Record the accepted version and reviewer.
For sensitivities in this teaching model, use explicit formulas referencing the scenario assumptions. Do not treat an untested AI-generated workbook as equivalent to a reviewed committee model. Complex workbooks need checks for circular references, named ranges, hidden sheets and external links.
