Establish what each site can accommodate, which utilities serve it and what operating permissions apply. An RV park is not automatically a home-site park

The Census industry description distinguishes camper accommodation from leasing residential mobile-home sites. That is a classification aid, not a local legal conclusion. Record the actual stays, agreements and activities at the property. A mixed operation may require separate review paths rather than applying manufactured-housing assumptions to every RV site.

A site-night needs an availability basis

Closed seasons, maintenance, size limits and utility outages can affect which sites are offered. Keep physical sites and available site-nights separate, with the period and reasons for unavailability. A full holiday weekend does not explain the year, and a seasonal contract should not be counted again as independent nightly inventory during its reserved period.

Utilities can constrain the operation

Electrical pedestals, water and wastewater systems need documented capacity, condition and responsibility. A connection on a site map does not establish that the system supports the proposed occupancy or expansion. Ask for the applicable records and qualified review. Keep proposed new sites out of current rentable inventory until the relevant evidence is established.

A practical review sequence

Use the sequence below to turn the initial description into specific document requests. Preserve contradictory records instead of choosing the more favorable version.

  1. Map sites and service types

    Create stable site IDs with dimensions, hookup description, accessible facilities and operating status. Reconcile the map with the reservation system. Identify tent sites, cabins or other accommodations separately. A mixed inventory can be commercially sensible while still requiring different operating and document definitions.

  2. Separate the stay cohorts

  3. Review the utility evidence

    Collect service agreements, system inspections, maintenance history and capacity information relevant to the current and proposed operation. Ask the appropriate professional to identify gaps. AI can organize dates and references but should not infer available electrical, water or wastewater capacity from the number of installed hookups.

  4. Prepare the operating-permission questions

    Request approvals and conditions addressing the actual accommodations and stay patterns. Include expansion proposals as separate scenarios. Route duration, tenancy and permitting ambiguities to the appropriate local advisor. Export a site-and-document task list rather than claiming that current practice or a business listing establishes every required permission.
