Using AI in CRE & Capabilities
Is it real AI or just automation (n8n / Zapier)?
Both, and a strong CRE system uses both on purpose. Automation runs fixed if-this-then-that rules: reliable, fast, blind to anything unanticipated. AI reasons over messy, unstructured inputs like an offering memo or a non-standard rent roll. The best systems combine them: orchestration (n8n, Zapier, direct APIs) for the plumbing, AI models for the judgment-adjacent parts.
Here is the plain taxonomy so you can tell what a vendor is actually selling. A chatbot answers questions and takes no action. An automation (n8n or Zapier) moves data and triggers steps on fixed rules, but cannot interpret a document it has not seen the shape of before. An agentic system chains multiple steps toward a goal and reasons over unstructured inputs along the way. Many "AI" pitches are the middle one with a chat box on top. The longer version, with a CRE example for each, is in What is agentic AI for real estate?
The market fatigue is real and worth naming: everyone is selling AI right now and a lot of it is repackaged automation. The way to cut through it is to ask a vendor one thing, can your system read an OM it has never seen and pull the numbers, or does it only fire pre-built rules? If it is rules-only, it is automation, and that is fine for the plumbing but it will not underwrite. Where the reasoning matters, grounding and review matter too, which is the same discipline behind keeping AI accurate on deal numbers.
NextAutomation is straight about this: we use orchestration for the deterministic steps and models for the reasoning, with human checkpoints on anything sensitive. Not every step is "agentic," and pretending otherwise is a tell. That honesty is the difference between a system you can trust on a deal and a demo.
