Questions people actually ask

How do you find the owner behind an LLC?

Public-record entity resolution. We trace the title-holding entity through state business registries, assessor mailing addresses and recorded deeds until it reaches a named person, and we hand you the chain so you can walk it yourself. Registry data alone gets there 35 to 50% of the time, blended across a six-state footprint. The parcels that do not resolve are marked unresolved. Every contact traces back to a public filing: we do not buy owner details from people-search or credit-header vendors.

What happens to the model we already use?

No, and it would be a worse product if it did. Your model encodes how your firm decides, which is exactly the part you should not outsource. The system reads deal documents and puts the line items where your model expects them. It does the reading; your model does the deciding.

What happens when a county changes its website?

It breaks, we fix it, and the coverage read tells you it happened. County portals change on their own schedule and any vendor claiming otherwise has not run one for long. What matters is that a broken source shows up as a gap in the output rather than quietly returning fewer results.

Where does our data live?

Under your billing and inside your access controls. Deployment is agreed with you rather than fixed to a tenancy we operate, so the question of what happens to your pipeline if you stop working with us has a boring answer: nothing.

Can we use our own AI models?

Yes. The reasoning layer is a swappable component rather than a hard dependency, so you can point it at whichever provider your firm has already cleared, and change it later without rebuilding around the new one.

How is this different from a data subscription?

A subscription rents you a filtered view of somebody else's database and makes you go and look at it. This is a system you own that reads your sources, scores against your buy box, and comes to you when something moves. The difference shows up the first time you need a signal the subscription does not track.

What if a number looks wrong?

Click it. Every extracted figure keeps a link to the document and page it was read from, and every resolved owner keeps the filing chain behind it. Checking a figure you doubt takes seconds. That property is the reason the outputs are usable in front of an investment committee.

Do you guarantee deals?

No. What the system produces is coverage and evidence: what exists in your counties, who is behind it, whether you can reach them, and what each one looks like underwritten. Whether any of it trades depends on your capital and your close rate, and anyone promising otherwise is selling something else.

How long before it is running?

The proof of concept is two weeks and produces real output on your own buy box. A production build is scoped from what those two weeks found, because a county footprint that turns out to be mostly gated is a different build from one that is mostly bulk downloads, and you cannot know which you have until somebody looks.
