1. Do you have a map of the operating park and the parcels being offered?

A marketing outline and a tax parcel can describe different boundaries.

2. Do you have a dated site roster or rent roll?

Keep lots, occupied lots, homes and homes included in a sale separate.

3. Do you have records supporting the current operating use?

Record dates and issuing authority. The required records depend on the locality.

4. Do you have the recorded owner and a documented entity chain?

A similar company name is not enough to merge identities.

5. Do you have operating statements and utility responsibility details?

Use the actual documents before selecting an underwriting model.
