Free guide + drop-in Claude kit

The Off-Market Operating System

The off-market grind eats half an analyst's week: assessor exports, LLC tracing, skip-trace across five tabs. This kit is the operating system that replaces the tabs, written so you can paste it into a Claude Project and run a submarket today, in any asset class.

By hand, this kit turns two to three weeks of analyst work into one afternoon, no code required.

Inside the operating system

Ten files, in the order you actually use them: the guide, the paste-in system prompt, the deal box, the engine, the signal library, and the templates that turn a ranked list into booked calls.

00

Start here: the 15-minute guide

How to stand up the Claude Project and run your first submarket today, plus a 60-second Claude Project primer.

the version you run yourself, today, by hand, with no code.

01

The paste-in Claude Project system prompt

A self-contained system prompt that turns a blank Claude into a disciplined sourcing analyst.

A false drop costs a deal; a false keep costs two minutes of review.

02

The deal-box template

Your mandate encoded once: asset class, size, geography, owner profile, hard no's, sponsor fit.

Blanks become noise, and a sloppy deal box produces a long list of properties you do not want.

03

The four-stage engine

Find, Score, Resolve, Reach, with the exact prompt to paste at each stage.

Find -> Score -> Resolve -> Reach. Four contained stages, not one mega-prompt.

04

The cross-asset signal library

Weighted signals for multifamily, CRE and the maturity wall, industrial small-bay, manufactured housing, and land.

They are additive: each one present adds points, the score is the sum, and you can always read why a property ranked where it did.

05

County data tiers and the law

Where each stage's data comes from, which pulls are free, and where the legal line is.

Deals are not hidden. Signals are.

06

The additive scoring model

A 0-100 additive model with fixed Priority, Watch, and Background bands.

Additive and explainable, never a black box.

07

Owner resolution and the honest ceiling

Evidence-chain tracing from LLC to human, with realistic resolution and contact rates.

Anyone promising you 95% is selling you something.

08

Outreach templates

Owner letter, first-touch email, and call script with property-specific merge slots.

No invented familiarity, no broker cliches, and no dollar figure in the first touch.

09

From list to deals

A weekly outreach cadence, a monthly re-score, and the honest maintenance truth.

The list is the input to outreach, not a replacement for it.

The four-stage engine

Find, Score, Resolve, Reach. Four contained stages, not one mega-prompt, each with a fixed input and output contract so nothing falls out between them. Rerun a single stage when county data breaks; the rest keeps working.

1/4

Find

Pull every owner in your submarket that fits the deal box, then drop the institutions and keep the private owners who can actually say yes.

2/4

Score

Run every kept property against your signal library, sum the points, and rank the universe into Priority, Watch, and Background.

3/4

Resolve

Trace each priority entity to the human behind it with a documented evidence chain, and stage the contact for your own enrichment provider.

4/4

Reach

Value the top targets against comps you trust, then draft an owner letter, email, and call script for your review, not auto-send.

Honest expectations

  • County portals are free for parcel and LLC data. The assessor, the Secretary of State, and the recorder carry you through the first three stages without spending a dollar.

  • Verified contact info comes from your own enrichment provider, not from Claude. The system resolves the human from public records; it does not invent a phone number or email.

  • Agent mode runs a submarket in about 38 minutes. By hand, plan on an afternoon. This is a build you run, not a magic button.

Questions real estate teams ask

Do I need to know how to code to use this?

No. You paste the system prompt into a Claude Project and run it in conversation mode, pulling free public records and pasting them in. Agent mode, the nightly automated version, is where code comes in, and this kit doubles as the spec if you ever build that.

Is the data free?

The parcel and entity work is free in most counties: the assessor portal, the Secretary of State search, and the recorder cover finding owners and tracing LLCs. The one paid input is a verified phone or email, which comes from your own enrichment provider, not from Claude.

Which asset classes does it work for?

Any of them. The signal library covers multifamily, commercial and the loan-maturity wall, small-bay industrial, manufactured housing, and land. You change the deal box, not the system.

How long does the first run take?

By hand, an afternoon for one submarket, work an analyst would otherwise spend two to three weeks on. The 38-minute figure is the production agent in agent mode, with the data feeds already wired.

How reliable is owner resolution?

Honest ceilings. Tracing an entity to a person from registry data alone runs about 35 to 50 percent, and right-party contact tops out around 50 to 60 percent for this kind of cohort. Anyone promising 95 percent is selling something.

Where AI changes the answer

AI does not find secret listings, because there are none. Every parcel is already public. What changes is speed and reading: an investor can turn weeks of assessor, Secretary of State, and skip-trace work into one repeatable Claude pipeline that ranks motivated private owners by signal, then resolves each LLC to a human with an evidence chain before a single call.
