Industrial real estate investment, Texas
The full acquisition stack for an industrial investor
We built an industrial investor in Texas its full acquisition infrastructure: sourcing, qualification, owner resolution, outreach and underwriting, delivered as one system and run by NextAutomation under the firm’s governance.
The problem
Deal flow came from relationships and listings, so the firm saw what was already being marketed and competed for it. It wanted to see every qualifying industrial asset in its markets first, reach the owner, and underwrite before a broker was involved.
What we built
An off-market sourcing engine across the firm’s target markets
Every industrial parcel that fits the buy box, scored and ranked against it, refreshed weekly.
Qualification on ownership, debt-maturity and distress signals
A 0 to 100 score per parcel, explained line by line, calibrated on a signal ranking the firm set.
Owner resolution and automated outreach
The title-holding entity traced to a person, the contact verified, and outreach sequenced from the system.
On-market integration
Listed industrial deals in the same pipeline, scored the same way, so nothing is judged twice.
Underwriting and memo generation
The firm’s own workbook filled from the sourced record, with the investment memo drafted from it.
What the firm has now
Sourcing
Deal flow the firm sees first
Qualifying assets surface from the public record before they reach a broker’s list.
Qualification
Every parcel scored, every score explained
The ranking is reconstructable from the record it was computed on.
Owner resolution
Owners reached through a verified chain
Not a purchased list: a person, a verified contact, and the path that led there.
Underwriting
First screen to IC memo in one workbook
Underwriting runs on the firm’s own model, with a source behind every number.
