Why it is different
Most AI tools on a real estate deal hallucinate a number, write confident prose around it, and leave you to find the wrong cell. Deal X-Ray refuses to do that. Three disciplines, baked in:
Code-tool math
Every calculation (cap rate, NOI, DSCR, breakeven, dollar impacts, sensitivities) runs through Claude's analysis tool with the formula and inputs visible in the output. Mental arithmetic is forbidden. The validation set verifies math correctness within 0.5%.
Cite every number
Extracted values include the OM page (or section). Computed values include the formula and inputs. You can audit the chain end to end on any number the analyst writes.
No fabrication
If a field is missing from the OM, the analyst writes "not disclosed in the OM, ask the broker." Never an inferred number. The rule has zero exceptions and is tested on every OM in the validation set.

Does this work with ChatGPT or Gemini?+
Not in v1. The kit is built for Claude Projects with the code tool, which is on Pro and Team plans. ChatGPT and Gemini guides are a fast-follow if v1 lands.
What asset classes does it cover?+
Multifamily only in v1. The market-range knowledge file and the red-flag rules are calibrated to multifamily. Office, retail, industrial, and MHP land in v2 if v1 ships.
Is my OM data sent to NextAutomation?+
No. The analyst runs entirely in your Claude Project. Nothing routes through any NextAutomation server. Your OMs, your conversations, your outputs all stay in your account.
How reliable is the math?+
Every calculation runs through Claude's code tool with the formula and inputs visible in the output. The brain is validated against a five-OM regression set with a hard math-correctness tolerance of 0.5%. If a number ever looks wrong, the formula and inputs are right there to audit.
Can I customize the rules and assumptions?+
Yes. The four knowledge files are plain markdown. Edit the market ranges in the assumptions library, add or remove rules in the red-flag rule book, tweak the schema. Re-upload the files to your Project, and the analyst uses your version on the next deal.
