Implement systems

Step 01

Proof of concept

Two weeks on your own buy box and one of your own deals. You see what the systems surface and what they conclude before you commit to building either one.

$3,000 · 2 weeks · 100% credited toward your build

We read your actual counties on the call, before you commit to anything. Not sure yet? Start with a free sample on your own buy box first.

What you walk away with

Both halves of the system, proven on your own data

I

Sourcing

A worked target list across your buy box.

Every property that fits, scored 0 to 100 on qualification signals, worked across the counties you name. Not a database export with a filter on it.

II

Owners

At least 30 resolved owner contacts.

The beneficial owner behind the title-holding entity, with a direct line. Thirty is the floor for the two weeks, not a target we stop at.

III

Evidence

The resolution chain behind every contact.

The public-record path from the parcel to the person, written out, so any one of the thirty can be re-derived without taking our word for it.

IV

Dossiers

A one-page dossier per surfaced property.

Satellite map, parcel facts, why it qualified, and the ownership chain. One page each, in a form you can put in front of a partner.

V

Underwriting

One of your own deals underwritten end to end.

Take a live deal off your desk. You get the first screen, the pro forma and the IC memo the production system would produce, built on your numbers and your assumptions.

VI

Coverage

A written read on what was reachable.

Which counties returned what, and where the public record is thin. Written down, including where we came up short, because that is the part that tells you whether a production system is worth building.

The guarantee

If we can’t get the data, that part is refunded

The two weeks answer a set of plain yes-or-no research questions for your buy box, agreed at the audit. The work runs in three parts. If a question comes back no, the part of the fee behind that part of the work is refunded. You keep every deliverable either way.

  1. Sourcing and owner resolution: can we build your buy-box universe from public record and resolve at least 30 owners to a named decision-maker with a contact route?
  2. Underwriting: can we run your own model on your own deal to produce the first screen and the pro forma?
  3. Document generation: can we produce your deal documents from your own templates?

Conditional on you providing the inputs we need and answering our questions within 24 hours. A no caused by a missing input on your side is not a trigger. We do not promise a number of deals or that any of them trade; we warrant the work we control, and whether a deal trades stays your decision.

How it works

Two weeks, one readout

  1. 01

    Days 1 to 2

    Scope

One call. We agree the buy box, the counties we work, and which deal off your desk gets underwritten. That call decides everything the next nine days look at.

  2. 02

    Days 3 to 11

    The work

Sourcing and owner resolution run across your counties while your deal is modelled in parallel. Nothing is presented as finished until it has a chain behind it.

  3. 03

    Days 12 to 14

    Readout

We walk the list, the contacts and the model with you, live. You question the outputs. We say where the work held up and where it did not, and you keep all of it either way.

Questions firms ask us

How is this different from the free sample?

One line, and it is a legal line rather than a packaging choice. The free sample shows you the property and leaves the owner locked: the scoring, the parcel facts, the satellite view, the title-holding entity and the registered agent, and nothing past them. The proof of concept resolves the beneficial owner behind that entity and gives you a direct line, with the public-record chain attached. The sample is a handful of properties; this is at least thirty resolved owner contacts.

Where do the owner contacts come from?

Public-record entity resolution. We trace the title-holding entity to the person behind it through filings that are already public, and we hand you the chain so you can walk it yourself. We do not use skip tracing and we do not use consumer-report data sources.

What does "at least 30" mean in practice?

Thirty resolved owner contacts is the floor for the two weeks, not a quota we stop at. Coverage genuinely varies by county, and the written coverage read tells you where the record was thin rather than padding a count to hit a number.

Which deal gets underwritten?

One you bring, agreed on the scoping call. Your numbers go into the model and the output is the first screen, the pro forma and the investment committee memo the production system would produce. It is a proof of the approach on real inputs, not a production system.

How does the credit work?

Go on to a build within six weeks of kickoff and the full $3,000 comes off the build price. The window runs from kickoff, so a delay on your side does not shorten it. If you do not build, nothing is clawed back: you keep the list, the contacts, the resolution chains, the dossiers, the underwriting and the coverage read.

What exactly do you guarantee?

The two weeks answer a set of yes-or-no research questions for your buy box, in three parts: can we source and resolve at least 30 owners, can we underwrite your deal on your own model, and can we generate your documents from your templates. If a part comes back no, the fee behind that part is refunded, provided you gave us the inputs and answered inside 24 hours. We do not promise a number of deals or that any of them trade; we warrant the work we control.

Still want to talk it through first?.

$3,000 for two weeks of work you keep, credited in full toward your build. Book a call and we will read your counties before you pay anything.
